2. The proposed site is or will be compatible with present and <br />future land uses of the area. <br />The proposed site is contained within a Redevelopment Area. <br />The Redevelopment Area has a variety of land uses on small <br />lots which has created a problem of poor site and building <br />conditions. These problems are compounding the situation <br />and much of the hoped for redevelopment is not occurring. <br />Future land uses should continue to keep this area the <br />center of community recreation, civic business and church <br />activities. The location of the fire hall at this site <br />would be compatible with future land uses and may be the <br />catalyst for continued growth in the area. <br />This request for rezoning will have no impact on the <br />Redevelopment Area Plan and will not be compromising any of <br />the goals and objectives in any manner. <br />3. The proposed use conforms with all performance standards <br />contained herein. <br />The site plan for the fire hall would be in conformance with <br />all performance standards contained in the public /semi- <br />public zoning. <br />4. The proposed use will not tend to or actually depreciate the <br />area in which it is proposed. <br />This proposed use and rezoning will certainly not depreciate <br />the area in which it is proposed, but should only help spur <br />development in the area. <br />5. The proposed use can be accommodated with existing public <br />services and will not overburden the City's service <br />capacity. <br />This use can be accommodated with the existing public <br />services and would not overburden the system. <br />OPTION 2. CUP IN B -3 ZONE: <br />In order to amend the B -3 zone to add public uses as a <br />conditional use in the B -3 Zone, the same criteria listed for <br />rezoning must be looked at and evaluated. The same five criteria <br />would be answered the same for a CUP as they were for rezoning. <br />A conditional use permit would be, however, more restrictive in <br />terms of future developments or upgrades by the fact that because <br />it is not an outright use, permitted only by review, any future <br />2 <br />Page 36 <br />
