Gordon Swanson has submitted a preliminary plat for the <br />Green Value Addition Subdivision located at 551 East Little <br />Canada Road. The parcel is approximately 3.87 acres and is zoned <br />R -1, Single Family Residential. <br />The proposal received concept plan approval in April 1989 <br />contingent upon the proposal being submitted to the Park <br />Commission for their recommendation on park dedication and <br />further study by the City Engineer and Planner for a street stub <br />to the Huot Property (the adjoining property to the east). <br />Attached for reference are the following exhibits: <br />Exhibit A - Preliminary Plat (May 1990) <br />Exhibit B - Concept Plan <br />Exhibit C - Site Plan <br />ANALYSIS <br />Lot Requirements. The preliminary plat proposed shows an Outlot <br />A located at the northern boundary of the property. This outlot <br />represents the park land dedication requirement. Eleven buildable <br />lots are still proposed, but are slightly smaller in size due to <br />the addition of Outlot A. In the R -1 District, lot area <br />4601 Excelsior Blvd. • Suite 410.
