Park Land Dedication. As a prerequisite to plat approval, <br />subdivider shall dedicate to the City or dedicate the public use, <br />for park or playground purposes, for public open space or in lieu <br />thereof a cash equivalent. <br />The Park Commission approved during an informal review of the <br />preliminary plat, a 10% park dedication of land. <br />Outlot A represents the required park land dedication. The <br />entire parcel contains approximately 177,000 square feet. A 10% <br />park dedication equals 17,700 square feet. Outlot A by <br />dimensions contains 17,190 square feet, therefore meeting the <br />park land dedication. To avoid any confusion, it should be noted <br />that the square footage shown on the plat is incorrect. Outlot A <br />contains 17,290 square feet and not 38,000 square feet. <br />RECOMMENDATION <br />This office recommends approval of the preliminary plat as <br />presented based on the information listed above contingent upon <br />the following: <br />1. All required easements be shown on the plat. <br />2. The storm water drainage issue be addressed. <br />3.
