DEVELOPMENT <br />Improvement of Property is planned as a single family residence <br />area consistent with R -1 district standards of Section 905 of the <br />Zoning Ordinance. A total of eleven (11) lots will result and one <br />of these lots will encompass the present Swanson residence. All <br />residential lots are planned consistent with lot standards for the <br />District. <br />Ten percent (10 %) of the site is to be dedicated to the City for <br />park and recreation purposes as required by Section 107 of the <br />Subdivision Ordinance. Park dedication land slopes toward the City <br />park and is heavily wooded and adds to the park environment. <br />Street improvement and right -of -way dedication will include a cul- <br />de -sac extending northerly from little Canada Road for a distance <br />of approximately 470 feet. This street is proposed consistent with <br />City standards with sanitary sewer and water facilities. The <br />roadway will be developed with concrete curb and gutter and <br />bituminous street pavement. Underground private utilities of gas, <br />electric and telephone are planned. <br />Page 54 <br />
