dumpster, but which also includes substantial outdoor storage of <br />tires and miscellaneous equipment. Such outdoor storage is not a <br />permitted use in the B -3 zone. In addition, as already noted, <br />the site contains an over -sized accessory building for such <br />storage. South of this area, an additional parking lot has been <br />constructed. According to the minutes from September 24, 1986, <br />Mr. Anderson indicated that this area was to be "sodded and left <br />open ". The parking area is unpaved as well, not in compliance <br />with City requirements. <br />RECOMMENDATION <br />Based on the information available, we believe that the pool and <br />gazebo can be approved as an outdoor sales display, but <br />conditioned upon bringing the site into conformance with previous <br />reviews. These would include: <br />1. Removal of the gravel parking adjacent to Jackson Street and <br />landscaping the area. <br />2. Removal of all outdoor storage from the site. <br />3. Posting of a performance security to assure compliance with <br />the terms of the conditional use permit. <br />4.
