Olson <br />We have reviewed the Costa Estates Preliminary Plat for street and utility <br />concerns. Development of the area is feasible in regards to engineering <br />matters as streets and utilities can be provided to serve the area. Enclosed <br />is a summary of our analysis. <br />Sanitary Sewer <br />An 8" diameter sanitary sewer currently extends 350 south of Allen Avenue on <br />Desoto Street. Sanitary sewer also exists along Vanderbie Street as indicated <br />on figure 2. Pioneer Park receives sanitary sewer service off of Centerville <br />Road. <br />In order to serve the homes as platted for Costa Estates, the sanitary sewer <br />on Desoto south of Allen Avenue would be extended to the south. In order to <br />serve those parcels along proposed Noel Drive, the sanitary sewer would be <br />extended southerly from the existing 12" diameter sanitary sewer on Allen <br />Avenue. <br />Water Main <br />A 16" diameter water main currently exists along Desoto Street from Labore <br />Road to Allen Avenue as indicated on Figure 3. Pioneer Park receives water <br />service from the water main on Desoto Street. <br />Water services will need to be placed to serve homes within the platted area <br />adjacent to Desoto Street.
