In order to serve the homes as platted for Costa Estates, water main will need <br />to be extended easterly along Allen Avenue to Vanderbie Street and southerly <br />along Vanderbie Street and proposed Noel Drive to the existing 8" water main <br />on Labore Road. <br />Street and Storm Sewer <br />Desoto Street and Noel Drive will need to be constructed in order to serve the <br />development area. Vanderbie Street already exists to serve the east side of <br />the development. <br />A 36" diameter storm sewer exists along Desoto Street and discharges into <br />ditch 7B west of Allen Avenue as indicated on figure 4. A storm sewer network <br />needs to be developed in conjunction with the street design in order to <br />provide surface drainage for the area. Surface drainage water is ultimately <br />to be directed to ditch 73. <br />Recommendations <br />We recommend that the following items be addressed prior to finalizing street <br />and utility plans to serve the development area: <br />* The condition of existing streets and utilities within and adja- <br />cent to the development area should be studied. Recommended up- <br />grading could be completed as a part of the development infra- <br />structure work. <br />* Existing assessments for properties within the development area <br />need to be reviewed and an assessment plan for the new street and <br />utility work must yet be developed. <br />* Street and Utility work should be constructed in conformance with <br />City standards.
