IAA Northwest Associated Consultants, Inc. <br />C U R B A N P l A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Allan Hunting /Stephen Grittman <br />DATE: 6 August 1990 <br />RE: Little Canada - Strecker Lot Split <br />FILE NO: 758.09 - 90.57 <br />BACKGROUND <br />Mr. Ed Strecker has submitted an application to split his 1.22 <br />acre lot into two separate parcels. <br />In August of 1989, this identical lot split application was <br />reviewed for Mr. Greg Johnson (the previous owner and applicant). <br />The lot split application was approved but was not recorded <br />within the time allotment allowed by the Subdivision Ordinance. <br />Subsequently, the approval became null and void. Since that <br />time, Mr. Strecker purchased the property from Mr. Johnson and is <br />now applying for the same lot split. <br />The property in question lies north of Savage Lane and south of <br />Savage Lake (see Exhibit A). The existing lot currently measures <br />285 feet X 186 feet in size. Under the proposed lot split, one <br />lot containing a single family residence would measure 186 feet X <br />146 feet, while the other undeveloped parcel lying to the east <br />would measure 186 feet X 145 feet.
