ANALYSIS <br />As mentioned previously, the property in question lies within an <br />R -1 Zoning District. Per Section 905 of the City Ordinance, the <br />minimum lot area requirements for the R -1 District are as <br />follows: <br />Lot Area: Interior - 10,000 square feet <br />Corner - 11,000 square feet <br />Lot Width: <br />Interior - 75 feet <br />Corner - 80 feet <br />The proposed lots measure 26,970 and 25,040 square feet in size <br />and 145 and 140 feet in width and significantly exceed minimum <br />lot area requirements (see Exhibit B). <br />The proposed subdivision will also allow the subject site's <br />existing single family home, which would lie on the westernmost <br />parcel, to meet R -1 side yard setback requirements. <br />When our office previously reviewed this application, we had a <br />concern that adequate vehicular maneuvering space did not exist <br />at the eastern conclusion of Savage Lane. We suggested that a <br />cul -de -sac be provided to sufficiently accommodate vehicular <br />turning maneuvers. Since that time, it has come to our attention <br />that a cul -de -sac currently exists at the end of Savage Lane and <br />therefore our previous recommendation is not required. <br />The proposed subdivision of the property follows City procedural <br />policy per Section 1001.060 of the City Subdivision Ordinance <br />which states: <br />EXCEPTIONS: When requesting a subdivision, if the following <br />conditions exist, the City Clerk shall bring the request to <br />the attention of the Planning Commission and City Council <br />whereupon, the said request shall be reviewed and the City <br />Council, following receipt of a recommendation from the <br />Planning Commission, may relieve the subdivider from <br />complying with any procedural requirements of this Ordinance <br />that are deemed appropriate. <br />a. In the case of a request to divide a lot where the <br />division is to permit the adding of a parcel of land to <br />an abutting lot or to create two lots and the newly <br />created property line will not cause the other <br />remaining portion of the lot or any structure to be in <br />violation with this Ordinance or the Zoning Ordinance. <br />2 <br />Page 12 <br />
