This is
included to ensure that larger projects, which are likely to
be more complicated, are designed by qualified personnel.
Such a clause should save the City some staff review cost.
An example of a project where this has become an issue is
the Round Lake Trail retaining wall which was not properly
designed and has had problems.
3. This paragraph expands on existing language to define
screening.
4 -8. These paragraphs are basically the same as existing
language.
9. This section would add a stated requirement for screening
between higher- and lower- intensity uses.
10. This section is all new and would define the requirements
for landscaping in and around a parking lot or loading area.
11. This section is new and establishes a tree preservation and
replacement policy.
The last section is a change to the parking section which would
increase parking lot setbacks from residential property from five
feet to twenty feet.
cc: Joel Hanson
Kathy Glanzer
Tom Sweeney
John Palacio
Don Carley
Bill Sanders
Page 60
