6. Regular maintenance of said landscaping, as dictated by the <br />site conditions (soils, climate, groundwater, etc.) shall be <br />required. Failure of said landscaping to consistently <br />comply with and meet the intent of this section shall <br />constitute a violation of this Ordinance. <br />a. The owner, tenant, and their respective agent, shall be <br />jointly and severely responsible for the maintenance of <br />all landscaping in a condition presenting a healthy, <br />neat, and orderly appearance free from refuse and <br />debris. On a continuing basis, all dead and /or missing <br />plants must be replaced. <br />7. No trees or plantings other than sod shall be placed in the <br />public right -of -way, except by the governing jurisdiction. <br />8. In all zoning districts, all yards not surfaced for driveway <br />or parking shall be landscaped according to the approved <br />plan prior to the issuance of an occupancy permit or a <br />financial security as determined by the City Building <br />Official shall be posted with the City to assure completion <br />of such work. <br />9. Where any business or industrial use abuts property zoned <br />for residential use, the business or industry shall provide <br />screening along the boundary of the residentially zoned <br />property in accordance with this Ordinance. A similar <br />screen shall be provided by a multiple family residential <br />project where a multiple family residential use abuts <br />property zoned for single family residential use. <br />10. Parking Lot Landscaping. <br />a. Off- street parking facilities of five (5) or more <br />spaces and all loading facilities shall be fully <br />screened from abutting residential property and public <br />rights -of -way to a minimum height of three and one -half <br />(3 -1/2) feet for parking areas and six (6) feet for <br />loading areas. <br />b. Within off - street parking areas of fifty (50) or more <br />stalls, irrigated, landscaped islands shall be provided <br />at a rate of one island per fifteen (15) surface spaces <br />or fraction thereof. For the purposes of this <br />Ordinance, an island shall be required to consist of <br />one hundred (100) square feet of landscaped surface. <br />Such islands shall be contained in raised, curbed beds <br />consistent with parking lot construction requirements <br />of this Ordinance. It is not the intent of this <br />paragraph to relieve a project of the installation of <br />islands which are necessary to promote the safe and <br />efficient flow of traffic, regardless of parking lot <br />size. <br />Page 6 <br />
