MINUTES
PLANNING COMMISSION
SEPTEMBER 13, 1990
requires the five foot setback. There are no
assurances that the property to the north will
redevelop, therefore, the Planner believed it important
to establish a curb line with some landscaping. The
Planner suggested that an asphalt curb would be
adequate which could be easily removed if the Fasciana
property is redeveloped. The Planner suggested that
the problem is the building size proposed is too large
for the parcel.
The Planner also pointed out that the parking proposed
is approximately 4 spaces below requirement. If the
building is down -sized somewhat, this should address
the parking concerns.
Brueggemann suggested that the northwest portion of the
building could be downsized somewhat to address the
Planner's concerns about the setback and parking.
Brueggemann suggested that he would work this out with
the City Planner prior to the Council meeting.
Pedersen recommended final Planned Unit Development,
Plan Review and Lot Split approval for the Kandice
Heights Commercial Park Phase II as presented by Loren
Brueggemann, LEB Development, subject to the
recommendations of the City Planner as contained in his
report dated September 10, 1990.
Motion seconded by Drabik.
Motion carried 6 - 0.
SINGLE- The City Planner reported that he has been contacted
FAMILY LOT by the planner for the City of Vadnais Heights.
SIZES Vadnais Heights is considering adding a single - family
zoning district called R -1A which would require 3/4
acre lots and somewhat narrower streets. This has come
up due to concern over the potential development of the
Mitchell property on the northeast shore of Twin Lake,
a portion of which is located within Little Canada.
Vadnais Heights would like Little Canada to consider
creating a similar district in order to avoid a
conflict between the smaller and larger lots.
Costa asked if the City of Vadnais. Heights is
considering this zoning for only the Mitchell property.
Costa reported that his aunt owns property adjacent to
the Mitchell property, and she is opposed to having her
property rezoned.
Page 12
