IFNAC <br />Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Allan Hunting /Stephen Grittman <br />DATE: 10 September 1990 <br />RE; <br />FILE NO: <br />Little Canada - Kandice Heights Commercial <br />Park - Phase II %(LEB PUD) <br />758.09 - 90.61 <br />BACKGROUND <br />LEB Development has submitted plans for development /final stage <br />PUD approval and construction of Phase II of a multi -phase <br />commercial park located west of Country Drive between Owasso <br />Boulevard and Little Canada Road. Phase II consists of a 19,500 <br />square foot office /showroom /warehouse to occur on a 1.2 acre <br />site, located west of Country Drive and north of Nadeau Road. <br />Phase I of the commercial park received approval at the beginning <br />of this year. It should be noted that this Phase II proposal is <br />being reviewed only for the 19,500 square foot structure and does <br />not include a review of the 12,200 square foot structure. <br />Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Site Plan <br />Exhibit C - Preliminary Grading Plan <br />ANALYSIS <br />Land Use. The Planned Unit Development District (PUD) allows as <br />principal uses all uses in any of the other zoning districts in <br />the City. However, the review process specifically references <br />Comprehensive Plan objectives for the area, and as a result, any <br />project in a PUD District must comply with these land use goals. <br />Of this area, the Comprehensive Plan states: <br />Future development within this District should take <br />advantage of the open space and proposed community trail <br />along the water works aqueduct and County ditch.
