The commercially zoned land may be allowed to <br />develop as such, however, all commercial use should orient <br />towards Country Drive in order to facilitate screening and <br />landscaping and minimize traffic impact on the residential <br />uses west of Condit Street. <br />The Phase II proposal shows commercial use over the entire parcel <br />and all is oriented to use Country Drive. <br />'Development Plans. Phase II, as shown on Exhibit B, illustrates <br />a single 19,500 square foot office /showroom /warehouse lying on a <br />1.2 acre site. The plan also illustrates the general <br />configuration of a future 12,200 square foot office /warehouse <br />structure to the north as a future phase. <br />Access. The site plan shows two curb cuts for access to the <br />building. The southern cut is for two -way traffic and is shown <br />to be 26 feet wide. Any curb cut in excess of 24 feet requires <br />City Engineer approval. The curb cut is at least 40 feet from <br />Nadeau Road. The north curb cut is designed to be one -way only <br />to provide proper truck circulation to the loading bays. <br />Loading Areas. As presented in the concept plan, Building 3 <br />(Phase II) did not define the specific location of loading areas. <br />Upon the development of these future phases, the site plans were <br />to include all loading spaces. <br />Phase II has defined loading spaces and shows two loading bays on <br />the north side of the proposed building. Circulation patterns <br />show entrance via the southernmost curb cut. The trucks will <br />circle the building and then back into the loading bays. Trucks <br />pull directly out onto Country Road via the one -way curb cut. <br />This circulation pattern appears to work adequately and will <br />discourage trucks stopping on Country Drive and backing into <br />loading bays, temporarily blocking the street until this maneuver <br />is complete. <br />With the loading as now defined on site, it is noted that <br />additional curbing and landscaping will be required. According <br />to the City Ordinance, all paved surfacing must be surrounded by <br />a five foot perimeter curb. A perimeter curb must be installed <br />along the north side of the new building between the paved <br />loading area and the property line. The site plan shows 17 feet <br />in width of maneuvering space between the building and the <br />property line. The required perimeter curb will cut this width <br />down to 12 feet which does not appear adequate for tractor - <br />trailer maneuvering. <br />2 <br />Page 48 <br />
