Signage. The site plan proposes a freestanding sign facing <br />Country Drive. Prior to final stage approval, the developer must <br />submit a detailed signage plan indicating the type, size and <br />location of all signage which is to occur upon the subject site. <br />Lighting. Detailed lighting plans must also be submitted as part <br />of the development stage submission so as to assure all lighting <br />is arranged as to reflect light away from abutting residential <br />uses and public rights -of -way. <br />RECOMMENDATION <br />Based upon the preceding review, our office recommends <br />development stage approval of the Kandice Heights Commercial Park <br />Phase II with final stage PUD approval withheld until such time <br />that revised site plans are submitted addressing the following <br />points discussed in the text: <br />1. A five foot perimeter curb and landscaping be installed <br />along the lot perimeter on the north side of the building. <br />2. Aisle width for the loading bays be redrawn to achieve <br />adequate width for trucks to maneuver around the building <br />and into the loading bays. <br />3. A revised landscape plan be submitted showing landscaping <br />for the additional curbing. <br />4. A revised parking plan showing an additional four spaces or <br />a plan showing reduced square footage used for each use to <br />accurately calculate parking requirements. <br />5. Grading, drainage and utility plans reviewed by the City <br />Engineer. <br />6.
