In the Phase I approval, aisle width between loading bays of <br />adjacent buildings was 44 feet. Staff recommends that at least <br />half of that figure or 22 feet of aisle be provided for trucks to <br />turn the corner of the building and maneuver into the loading <br />bays. In order to achieve this width, the building will have to <br />be reduced in size. The developer must demonstrate adequate <br />aisle width which will allow trucks to turn the corner of the <br />.building and safely maneuver into the loading bays. Revised site <br />plans must be submitted showing the perimeter curb and aisle <br />width for the loading area. <br />Parking. Phase II does not give a specific breakdown of the use <br />of the building to complete required parking spaces so percentage <br />of use was calculated from figures previously submitted with the <br />concept plan. They show the buildings to contain: 15 percent <br />office, 20 percent showroom, and 65 percent warehouse. <br />The required parking calculations for the use are provided below: <br />Use <br />Square Feet Ratio Spaces Required <br />Office 2,925 1/200 14.6 <br />Showroom 3,900 1/350 11.1 <br />Warehouse 12,675 1/500 25.4 <br />TOTAL SPACES REQUIRED 51.0 <br />The site plan provides for 47 total cars. The applicant should <br />be required to provide four additional spaces or reduce building <br />size. <br />Screening and Landscaping. As mentioned earlier, all parking <br />must have a five foot perimeter curb between parking areas and <br />property lines. These perimeter areas must also be landscaped so <br />as to help screen parking from adjacent properties. Perimeter <br />curbing and landscaping is provided for all paved boundaries <br />except along the north side of the new building. Curbing and <br />landscaping must be provided for along the entire property line <br />parallel to the north side of the new building. A detailed <br />landscape plan has been provided and shows a variety of species <br />of trees provided for the perimeter landscaping. A revised <br />landscape plan must be submitted showing landscaping along the <br />north side of the building. <br />Setbacks. The proposed building meets all required setbacks. <br />Grading, Drainage and Utilities. The developer has submitted a <br />preliminary grading and utility plan for proposed Phase I.
