Hanson <br />MEMORANDUM <br />TO: Planning Commission Members <br />FROM: Jessica Jagoe, Code Enforcement Officer <br />DATE: July 9, 2013 <br />RE: 3176 -3180 Ryan Lane — Conditional Use Permit Auto Repair Major & <br />Minor <br />Russ Fischer has requested consideration of a Conditional Use Permit allowing two (2) <br />Major & Minor Auto Repair uses at 3176 -3180 Ryan Lane. The property currently has <br />zoning approval for one auto repair use, but has rental space available in one of the three <br />units within the building. The property owner has indicated that the majority of his <br />requests from potential renters are to do either major or minor repair work. Therefore, he <br />is requesting approval of the CUP to increase the number of allowable auto repair major <br />or minor repair uses at 3176 -3180 Ryan Lane from one to two. <br />It should be noted that this property was approved a CUP in 2008 for outdoor storage <br />based on square footage as the current code allows. The proposed uses would have <br />outdoor storage, but that storage must comply with the current permit. The property <br />owner is not requesting any changes to that CUP. <br />As indicated above, auto repair major and minor are allowed by CUP. The requirements <br />for the permit are as follows (staff comments inserted in italics): <br />E. Maior Automobile Repair, provided that: <br />1. Major Automobile Repair shall require a separate license, and such use <br />shall demonstrate compliance with all terms of the licensing ordinance. <br />The property owner will be required to have his tenant(s) obtain this <br />license. <br />2. Parking of employee vehicles shall be in compliance with Section 903.050 <br />of this Ordinance. <br />4 <br />
