Two spaces within the building would he for auto repair and the third <br />rental space is leased by Modern Fence (office/warehouse). The building <br />is roughly 4,000 square feet and is divided up pretty evenly between the <br />three tenants. 1 have copied below the two provisions within Section <br />903.050 that would apply to the uses requested. Based on the off - street <br />parking requirements, the property owner would be required to establish <br />at least 17 parking spaces for these combined uses. On the 2008 site plan, <br />the property owner indicates seven .spaces have been e.stablished on the <br />site. <br />Therefore, the property owner has two options on how to proceed with the <br />required off - street parking: <br />1) Establish 17 parking spaces in compliance with Section <br />903.050. <br />2) Apply for a Conditional Use Permit jbr Proof of Parking. <br />Of% Street Parking 903.050 - <br />• Auto Repair, Boats and Marine Sales and Repair, Bottling <br />Company, Shop for a Trade Employing Six (6) or Less People, <br />Garden Supply Store, Building Material Sales in Structure. Eight <br />(8) off - street parking spaces plus one 0) additional parking space <br />for each two hundred (200) square feet of floor space over two <br />thousand (2,000) square feet. <br />• Warehousing, Storage or Handling of Bulk Goods. That space <br />which is solely used as office shall comply with the office use <br />requirements and one (1) space per each one thousand (1,000) <br />square feet of floor area, plus one (1) space for each employee on <br />maximum shift and one (1) space for each company owned truck (if <br />not stored inside principal building). <br />3. Customer vehicles waiting for repair shall be stored indoors, or shall be <br />subject to a separate Conditional Use Permit for Outdoor Storage per the <br />requirements of Section 914.045.A of this Ordinance. <br />As mentioned above, this property has a CUP for Outdoor Storage issued <br />in 2008 that would provide for storage of automobiles (not parts). The <br />property owner will be required to comply with the conditions of this <br />permit. <br />4. There shall he no open outdoor storage of parts or clips of vehicles, except <br />where expressly allowed by the Conditional Use Permit process, if <br />available. <br />The property owner is not requesting any modification to the CUP for <br />Outdoor Storage and is only requesting a modification to the allowable <br />uses inside the building. Therefore, there would be no outdoor storage of <br />part or clips of vehicles. <br />5 <br />
