CUP <br />FILE NO: 758.09 - 91.10 <br />BACKGROUND <br />Kandice Heights III Inc. (applicant) is applying for a <br />conditional use permit allowing Northeast Contemporary Services, <br />Inc. to operate a day training and rehabilitation service for <br />persons with development disabilities. Northeast Contemporary <br />Services Inc. will occupy 6,400 square feet of the Phase III <br />building of the Kandice Heights commercial park on Country Drive. <br />Northeast Contemporary Services will provide employment training <br />for mentally retarded persons at this site. All persons in the <br />program are transported to the site in company vans. <br />Phase III of the commercial park received Planning Commission <br />approval on 14 March 1991 and City Council approval on 27 March <br />1991. <br />Attached for reference: <br />Exhibit A - Phase III Site Plan <br />Exhibit B - Floor Plan <br />ANALYSIS <br />Exhibit B illustrates the use of the leased space. The primary <br />use of space is in classrooms and work space which will be used <br />to train the individuals. The plan is designed to serve a <br />maximum of 70 trainees. Northeast Contemporary Services is <br />licensed to serve 75 trainees although there will not be 70 <br />individuals on site each day. Many of the individuals will be at <br />their jobs.
