Parking. As stated previously, all the trainees will be <br />transported by two or three company vans to the site and to their <br />jobs. The vans will be parked on site overnight but are on the <br />road for much of the day. The facility will employ 20 workers. <br />The lease arrangement provides for 27 parking spaces. A review <br />of the parking requirements indicates that sufficient parking is <br />being supplied to the tenant. <br />In addition, in considering this request for a conditional use <br />permit, the Planning Commission shall make its recommendations <br />based on the following factors: <br />1. The proposed action has been considered in relation to the <br />specific policies and provisions of and has been found to be <br />consistent with the official City Comprehensive Land Use <br />Plan. <br />The use has been found to be consistent with the intent of <br />the PUD and the Comprehensive Land Use Plan. <br />2. The proposed site is or will be compatible with present and <br />future land uses of the area. <br />The use of the space as a training center is compatible with <br />the other uses in the building and in the adjacent building <br />in the commercial park. <br />3. The proposed use conforms with all performance standards <br />contained herein. <br />The use does conform to the performance standards. The <br />floor plan will be required to be reviewed by the City <br />Building Inspector for its conformance to all applicable <br />codes <br />4. The proposed use will not tend to or actually depreciate the <br />area in which it is proposed. <br />The proposed use will not have any negative effects on the <br />area or the adjacent buildings. <br />5. The proposed use can be accommodated with existing public <br />services and will not overburden the City's service <br />capacity. <br />The City Engineer will be required to review the plans to <br />ensure the use will not overburden any City service <br />capacity. <br />2 <br />Page 14 <br />
