E <br />1 <br />1 <br />A 66 foot wide right of way is recommended for a 36 foot wide street. The existing right <br />of way is only 33 feet wide for the area adjacent to the Costa Estates Development. An <br />additional 33 feet of right of way will need to be acquired from the City's Pioneer Park <br />Property. Six (6) feet of additional right of way must be acquired from the AIC Corporation <br />and Frattalone Properties located north of Pioneer Park. Existing right of way widths for <br />Desoto Street and adjacent streets are noted on Figure No. 1 for your review. <br />An item»ed list of construction quantities and estimated costs have been prepared for the <br />proposed street construction work. The project costs for phase 1 street and storm sewer <br />improvements are presented in Appendix 1 and total $219,779. <br />Phase 2, Costa Lane, calls for a 32 foot wide residential street with surmountable curb and <br />gutter. The street section will be similar to the Desoto Street section described above. The <br />project costs for phase 2 street and storm sewer improvements are presented in Appendix 2 and <br />total $183,206. <br />Phase 3 development along Vanderbie Street will require the reconstruction of Vanderbie <br />Street. We also recommend that Allen Avenue from Desoto Street to Vanderbie be <br />reconstructed as part of the same project due to utility improvements required to develop the <br />area. Itemized quantities and cost estimates for the Phase 3 street improvements are based <br />upon a 32 foot wide residential street, are presented in Appendix 3, and total $338,366. <br />37207.RPT <br />6. <br />Page 70 <br />
