Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Allan Hunting /Stephen Grittman <br />DATE: 27 June 1991 <br />RE: Little Canada - Marche Variance <br />FILE NO: 758.09 - 91.15 <br />BACKGROUND <br />Mr. Ralph Marche has applied for a variance to erect a six foot <br />high opaque fence along the front and side yard of his property <br />which is located at 43 East County Road B. The fence variance is <br />required because opaque fences are not allowed in front yards. <br />Mr. Marche is requesting this variance for an opaque fence to <br />create privacy around his house which is located in a B -W, <br />Business Warehouse Zoning District. Mr. Marche's main concern is <br />the large amount of traffic which travels County Road B. The <br />County has plans to improve this road and with the potential <br />development of the Bachmeier property to the east, traffic <br />volumes will probably only increase. <br />ANALYSIS <br />Section 903.020.F, Fences - General Requirements, relates specific <br />requirements for fences to the zoning district the property is <br />located in and not by the use of the property. Therefore since <br />Mr. Marche's residential home is located in a B -W Zoning <br />District, his property would be bound by the requirements in <br />903.020.F.8. Business and Industrial District Fences.
