Nr Northwest Associated Consultants, Inc. <br />CU R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Allan Hunting /Stephen Grittman <br />DATE: 2 July 1991 <br />RE: Little Canada - Unocal 76 CUP Request <br />FILE NO: 758.09 - 91.16 <br />BACKGROUND <br />The Unocal 76 service station, located at I -35E and Little Canada <br />Road, has submitted an application to modify their previously <br />issued conditional use permit with the installation of site <br />improvements. The site improvements consist of new gasoline <br />pumps and pump islands, a new canopy to cover the pump islands, <br />and new underground fuel tanks. Driveway curbing at the front of <br />the site will be modified to make room for the new pump island <br />arrangement. The pump island canopy measures 60 feet by 56 feet <br />and is 17 feet high with a 14 foot clearance. <br />Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Site Plan <br />ISSUES ANALYSIS <br />Any changes or modifications to a site issued under a CUP <br />requires a CUP review for that modification. <br />Per the Zoning Ordinance (Section 921), the Planning Commission <br />shall require a conditional use permit upon the finding that the <br />requested use meets each of the following criteria: <br />1.
