The request is not changing the use of the land, only adding <br />an improvement. The use is still found to be consistent <br />with the Comprehensive Plan. <br />2. The proposed site is or will be compatible with present and <br />future land uses of the area. <br />The site and improvements is and will be compatible with <br />present and future land uses. <br />3. The proposed use conforms with all performance standards <br />contained herein. <br />Performance standards for the modifications will be <br />addressed later in this report. <br />4. The proposed use will not tend to or actually depreciate the <br />area in which it is proposed. <br />The pump island additions will not depreciate values in the <br />area. <br />5. The proposed use can be accommodated with existing public <br />services and will not overburden the City's service <br />capacity. <br />The pump island additions will have no effect on the City's <br />service capacity. <br />PERFORMANCE STANDARDS <br />Circulation. The site appears to still have adequate circulation <br />for cars and gas tankers. Existing curbing between the two curb <br />cuts at the front of the property will be moved 8.5 feet towards <br />the property line to allow for more car maneuverability. The <br />required five foot curb barrier is still maintained. <br />The site plan shows the path of a gas tanker around the pump <br />islands. Comparing this path to design standards for truck <br />turning radii reveals that the space for the turning radius is at <br />the absolute minimums required. Although there appears to be <br />enough room for tanker turning, our office is raising this <br />concern so the developer is aware of this potential issue. <br />Aisle and Driveway Design. The driveway design is unchanged from <br />existing conditions. All design appears to be in conformance <br />with City standards. <br />Underground Storage Tanks. The installation of the underground <br />tanks will require application of all necessary permits from the <br />appropriate governing bodies. <br />2 <br />Page 30 <br />
