MINUTES <br />PLANNING COMMISSION <br />SEPTEMBER 12, 1991 <br />The City Planner stated that this was correct for the <br />same type of business. However, the ordinance defines <br />major truck repair and major auto repair differently. <br />Meron pointed out that major truck repair was a more <br />intense use, and suggested that major auto repair was <br />an improvement to the site. <br />The Planner replied that it is considered that there is <br />a use switch, therefore, auto repair would require an <br />ordinance text amendment in order to be allowed in the <br />I -P District. <br />Drabik asked about the precedent that would be set by <br />amending the ordinance to allow auto repair use in the <br />I -P District. Drabik asked if an auto repair business <br />wanting to locate in the I -P District would have to <br />comply with the building standards required in the <br />District. <br />The City Planner indicated that if the text amendment <br />is approved, the auto repair use would be allowed, <br />however, new construction would have to comply with the <br />I -P building standards. <br />Keis asked the hours of operation and whether or not <br />there would be outside parking of vehicles. <br />The applicant replied that business hours are from 8 or <br />8:30 A.M. until 5 P.M. The business does open about 7 <br />A.M. for drop off of vehicles and remains open until <br />5:30 P.M. for pick up. The applicant also indicated <br />that vehicles are worked on indoors, and any cars <br />parked outside overnight are keep near the backdoor <br />area. The applicant reported that the business has a <br />very low profile. <br />DeLonais reported that the Ducharmes' have indicated <br />that they have had no problems with the business. <br />Garske pointed out that if the Ordinance is amended to <br />allow this auto repair business, the City could end up <br />with others in the I -P District. <br />The Planner replied that this was correct, but noted <br />that any new construction would have to conform with <br />building and landscaping requirements set forth in the <br />Ordinance. <br />DeLonais asked if this auto repair business could be <br />grandfathered in since there was a truck repair <br />business in the same location. <br />Page 3 <br />
