In addition, Ms. <br />Favis has requested a variance to allow improvements to the <br />property to exceed fifty (50) percent of the fair market value of <br />the non - conforming structure. The subject site is zoned R -1, <br />Single Family and lies within the Shoreland Overlay District of <br />Round Lake. <br />Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Detailed Site Location <br />Exhibit C - Site Survey <br />ANALYSIS <br />Non - conformities. In review of the submitted site survey, it has <br />been found that the subject property at approximately 6,000 <br />square feet in size, fails to meet the minimum lot area <br />requirements of 15,000 square feet for General Development Lakes. <br />Aside from the noted lot area deficit, the subject structure also <br />fails to meet minimum front and rear yard setbacks as listed <br />below.
