The proposed subdivision <br />would consist of four single family lots located on 1.85 acres. <br />The property is zoned for R -1, Single Family Residential <br />development. Please refer to the attached plan for reference. <br />ANALYSIS <br />Surrounding Land Use. The following is a description of <br />surrounding land use adjacent to the site in question: <br />North: Large lot residential zoned for R -1, Single Family <br />land use. <br />South: Vacant land /City Offices zoned R -1 and P- Public <br />Use. <br />East: Vacant land /ponding easement zoned R -1. <br />West: Residential zoned R -1, proposed R -1 Single Family. <br />The nature of the proposed R -1, Single Family subdivision would <br />be compatible with existing adjacent land use and zoning. <br />Subdivision. Little Canada allows subdivisions of three or fewer <br />lots to forego the requirements of formal platting and to be <br />recorded with metes and bounds descriptions.
