Zoning. As mentioned previously, the proposed subdivision is <br />located within an R -1, Single Family Residential District that <br />requires minimum lot sizes of 10,000 square feet for interior <br />lots and 11,000 square feet for corner lots. Lot width minimum <br />for the R -1 District include 75 feet for interior lots and 85 <br />feet for corner lots. As illustrated on the preliminary plan, <br />all lots within the proposed subdivision exceed the R -1 District <br />lot area and width requirements. <br />It should be noted that an existing home, garage, and shed are <br />located on the preliminary plan. The plan, however, separates <br />the home and accessory structures on separate lots. The home is <br />located on Tract B and the accessory structures are located on <br />Tract D. <br />The Zoning Ordinance requires that all accessory buildings be <br />located within the rear yard of the principal structure. It <br />would appear that the proposed subdivision would be in violation <br />of the Zoning Ordinance accessory building requirements. As <br />such, our office would recommend the removal of the garage and <br />shed as part of subdivision approval. <br />Setbacks. The existing house located on Tract B conforms to all <br />R -1 Zoning District setback requirements. <br />Easements. The Subdivision Ordinance requires easements for <br />utilities of at least six (6) feet in width to be provided along <br />all lot lines. The preliminary plan illustrates six (6) foot <br />easements as required. All easements, however, shall be subject <br />to the review of the City Engineer. <br />Grading and Utilities Plan. Grading and utilities plans have not <br />been submitted for the individual lots. Said plans shall be <br />prior to the issuance of a building permit, submitted for review <br />by the City Engineer and Building Official. <br />Park Dedication. Park dedication fees shall be required per Park <br />Commission review and recommendation. The property abuts Gervais <br />Mill Park to the south. <br />2 <br />Page 19 <br />
