Land Use Plan. The Land Use Plan (attached as Exhibit D) <br />proposes a continuation of low density single family uses in the <br />area. <br />Transportation Plan. The Transportation Plan as contained in the <br />Comprehensive Plan identifies that segment of Little Canada Road <br />which lies north of the subject site as a collector street. <br />Typically, direct single family lot access to collector streets <br />is discouraged for safety concerns as well as roadway efficiency <br />issues. <br />In discussing potential future improvements to Little Canada <br />Road, Tim Mayasich of the Ramsey County Highway Department <br />indicated that the roadway segment lying north of the subject <br />site is to be improved in 1994 -95. While no final plans have <br />been prepared, Mr. Mayasich indicated that Little Canada Road <br />will likely be improved with curb and gutter and that a widening <br />of the pavement to approximately 50 feet may be possible. The <br />implications of this potential widening of the Little Canada Road <br />pavement should be carefully considered in any redevelopment <br />evaluation. <br />Trails Plan. As shown on the attached Trail and Bikeway System <br />Plan, a biking /walking trail has been proposed along the segment <br />of Little Canada Road which borders the subject site. While the <br />plan does designate the general trail location, it does not <br />indicate whether the trail is to lie on the north or south side <br />of the roadway. Such a designation could influence redevelopment <br />considerations. <br />Redevelopment Alternatives. In considering redevelopment <br />possibilities for the subject site, the following uses are to be <br />considered: <br />1. Low density residential. <br />2. Medium density residential <br />3. Public (park) <br />The following text provides a listing of advantages and <br />disadvantages of the cited redevelopment options. <br />LOW DENSITY RESIDENTIAL <br />Advantages: <br />o Low density residential development <br />preferred density standards set forth <br />Ordinance. <br />o Low density residential development <br />continuation of the historical use of the <br />2 <br />Page 15 <br />would accommodate <br />in the Shoreland <br />would allow a <br />subject property. <br />
