o The City would secure property taxes from the residential <br />use. <br />Disadvantages: <br />o Proper land area does not exist for typical single family <br />dwellings to meet Shoreland District setback requirements. <br />o The allowance of low density residential development would <br />likely result in numerous single family lot accesses to a <br />designated collector street. <br />o Low density residential development would lie adjacent to <br />higher intensity uses (i.e., commercial, high density <br />residential). <br />o The potential widening of the Little Canada Road pavement <br />width and the provision for walking /biking trail would <br />further limit area open space. <br />o Redevelopment would require residential displacement. <br />MEDIUM DENSITY RESIDENTIAL <br />Advantages: <br />o The use would be generally compatible with an adjacent high <br />density residential use. <br />o Such a use would allow a consolidation of access points. to <br />Little Canada Road. <br />o A transfer of development rights could be provided. <br />o The City would gain property tax income from the potential <br />medium density use. <br />Disadvantages: <br />o Questionable buildable land area exists in which to <br />accommodate medium density development. <br />o The new Shoreland Ordinance generally discourages higher <br />density residential uses. <br />o Redevelopment would require the displacement of existing <br />area residents. <br />3 <br />Page 16 <br />
