PUBLIC (PARA) <br />Advantages: <br />o The subject property's narrowed configuration limits its <br />buildability and use. As such, a lots shape would be <br />conducive to a park -like use. <br />o The use would be conducive to future improvements upon <br />Little Canada Road. <br />o The biking /walking trail has been proposed along the site's <br />border and would complement the park use. <br />o By bordering Round Lake, a park would provide a visual and <br />physical amenity to all area residents. <br />o All existing tree stands may be retained. <br />o From a comprehensive viewpoint, a park in the linear subject <br />location appears well placed by servicing an area of the <br />City (west - central) which is currently void of a public park <br />facility. <br />Disadvantages: <br />o The City would not collect property taxes upon the subject <br />land. <br />o The City would be financially responsible for the park's <br />development and maintenance. <br />o Redevelopment would require the displacement of existing <br />area residents. <br />CONCLUSION <br />Due to the numerous legal non - conformities present in the area <br />lying west of the Soo Line Railroad between Little Canada Road <br />and Round Lake, an investigation of redevelopment possibilities <br />has been conducted.
