MINUTES <br />PLANNING COMMISSION <br />OCTOBER 10, 1991 <br />TEXT Commission began discussion on the request by Duane <br />AMENDMENT Meron, 2884 Centerville Road, for a text amendment to <br />2884 allow the continued use of property for automobile <br />CENTERVILLE repair. <br />ROAD in the <br />DeLonais asked if there was a way to g <br />was <br />repair business, since the property <br />previously used as a truck repair business. DeLonais <br />suggested that if the business changed hands, the use <br />would then be required to stop at this location. <br />The City Planner noted that a land use runs with the <br />land and not the business operator. The Planner also <br />explained that the issue is one of truck repair versus <br />car repair. Truck repair is an accepted accessory use <br />in the Industrial District, while automobile repair is <br />not. Car repair is an accessory use to the Commercial <br />District. The Planner noted that the auto repair <br />business located at 2884 Centerville Road because they <br />did not research the Ordinance. The Planner stated <br />that it was his opinion that it was stretching it to <br />say that the auto repair use was a continuation of the <br />truck repair use. If the Commission would like to see <br />the auto repair use remain, then the way to do it is to <br />amend the ordinance. <br />DeLonais asked if there was a way to allow the use to <br />continue at 2884 Centerville Road, without opening up <br />the entire I -P District to this type of use. <br />The City Planner replied that there was not, however, <br />auto repair could be made a conditional use and the <br />City could establish very explicit conditions that must <br />be met in order to qualify. The Planner suggested <br />conditions such as double setbacks or a minimum <br />building square footage. <br />The Planner pointed out that while the present auto <br />otherrautolrepairsbusinesses operation, <br />thatare not as well has <br />had <br />wellrun. <br />Garske suggested that the City allow the present <br />business some time to relocate. <br />DeLonais agreed, and stated he cannot find enough <br />reasons to support <br />Drabik recommended denial of the application for text <br />amendment submitted by Duane Meron, 2884 <br />Road to allow continued use of property to <br />repair with the recommendation that the City allow the <br />existing auto repair business six months to relocate. <br />Page 11 <br />
