iNorthwest Associated Consultants, Inc. <br />C U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 7 October 1991 <br />RE: Little Canada - Auto Repair in I -P District <br />FILE NO: 758.09 - 91.23 <br />At its September meeting, the Planning Commission tabled action <br />on the proposed text amendment to add major auto repair to the <br />Industrial Park District. This action was taken to allow staff <br />to summarize its position that the auto repair facility is not a <br />continuation of a previous truck repair use. Staff had stated <br />that the major auto repair use is substantially different from <br />truck repair as to require a separate review. This determination <br />is based on the rationale as presented below. <br />Under the current Zoning Ordinance, neither truck repair or major <br />auto repair are listed as allowed uses in the Industrial Park <br />District. If we were starting from scratch, neither would be <br />allowed as permitted principal uses. However, truck repair would <br />probably be allowed as an accessory use to an industrial <br />principal use such as a truck terminal. Automobile repair would <br />probably not be given the same consideration since it does not <br />directly serve the area industrial uses. It was this distinction <br />that led staff to determine that the two uses are in fact <br />different in function and activity. <br />As a result, our recommendation was to pursue the text change. <br />The amendment would clarify that the exact use as proposed was to <br />be allowed in the current location.
