MINUTES <br />PLANNING COMMISSION <br />OCTOBER 10, 1991 <br />The City Planner reported that the County has the <br />improvement of Little Canada Road on its Capital <br />Improvement Program for 1994/95, however, no design <br />work has been done. It may be that the County will <br />look for widths of up to 50 feet, and if this is the <br />case, more right -of -way will be needed. There has been <br />no determination if that right -of -way will come from <br />either the south or north side of the street. <br />Pedersen referenced the City Planner's report dated <br />October 7, 1991, noting that one option for the Little <br />Canada Road properties is a park -like use. <br />Todd Hagen felt that the area was more condusive to <br />homes than park land. <br />The Planner referred to the City's proposed Park Master <br />Plan which indicates long -range a trail link in this <br />area. It was noted, however, that the plan does not <br />indicate which side of Little Canada Road the trail <br />should be located. The Planner commented that the <br />property in question is a difficult piece of property <br />for any land use. <br />Pedersen noted that the property could be just visual <br />open space. <br />DeLonais asked the dimensions of the Hagen property. <br />Mr. Hagen replied that his lot has 100 feet of frontage <br />on the road and 160 feet on the lake. His house is <br />approximately 45 feet by 25 feet. <br />DeLonais asked if the Code provisions are such that no <br />home could be constructed on the Little Canada Road <br />lots. <br />The City Planner replied that building permits could be <br />granted only by approving all the variances and <br />conditional use permits that are necessary. The <br />Planner also stated that the permits would require the <br />approval of the Commissioner of the DNR, otherwise the <br />Shoreland Ordinance would be violated. The Planner <br />reported that the DNR is getting more and more strict <br />with enforcement of their rules, and indicated that in <br />other cities the DNR has been quite consistent in <br />Page 2 <br />
