MINUTES <br />PLANNING COMMISSION <br />MARCH 14, 1991 <br />VARIANCE FOR <br />FRONT YARD <br />SETBACK <br />BRAUSEN <br />Mr. Herkenhoff recommended that action on the <br />preliminary plat and variance for Yorkton Ridge West be <br />tabled with the suggestion that the developer meet with <br />the neighbors to address their concerns, and with the <br />request that the status of Boss Road be determined, and <br />with the indication that the plat be conformed to <br />comply with the recommendations of the City Planner. <br />Motion seconded by Bendel. <br />Motion carried 6 - 1. Garske voting against. <br />Welch strongly requested that the Commission not table <br />action on his proposal, but vote it either up or down <br />so that he is not delayed and can move on to the City <br />Council. <br />Pedersen recommended that the preliminary plat and <br />variance for cul -de -sac length for Yorkton Ridge West <br />be denied due to the length of the cul -de -sac exceeding <br />City requirements, due to the proposal for two duplex <br />lots as part of the plat and due to the concern of the <br />Commission that existing roads in the area are <br />substandard. <br />Motion seconded by Drabik. <br />Motion carried 7 - 0. <br />Mr. John Brausen appeared before the Commission <br />requesting approval of a variance for front yard <br />setback for a lot on East Viking Drive. Brausen <br />stated that he would like approval of a 10 foot front <br />yard setback and pointed out that he is proposing that <br />the house be set back behind the existing home at 475 <br />East Viking Drive. Brausen also pointed out the <br />existance of a Williams Brothers pipeline easement and <br />storm sewer easement on the property. <br />DeLonais asked what the hardship was in this case to <br />warrant granting the easement. <br />Brausen stated that with the variance, a more favorable <br />home can be built. It was also pointed out that <br />without the variance the lot would have to be filled <br />and Brausen indicated that he would like to save the <br />existing trees. Brausen reported that the property <br />owners at 475 East Viking Drive do not object to the <br />variance being granted. <br />Keis asked about the proposed 10 foot access for the <br />lot over the property at 475 East Viking Drive. <br />Page 7 <br />
