DeLonais pointed out that <br />the City wanted the entire area to look like a <br />commercial district and did not want the area looking <br />like Ryan Industrial Park. The City wanted good, <br />commercial buildings for the area. <br />Pedersen asked if the proposed warehouse building was <br />necessary as part of the proposal. <br />Schmeig stated that it was. <br />Pedersen stated that his concerns was that if the <br />additional building is constructed, the property will <br />become too expensive for redevelopment to occur. <br />Rudy did not feel the property owners should be held up <br />because the City wants a landmark development. If that <br />is the case, Rudy believed that the City should buy the <br />property and then develop it as they desire. <br />Keis stated that he did not disagree and felt the <br />matter should be turned over to the Council. <br />Malsam again pointed out that the more that is required <br />of the buyer, the more the value of the property is <br />increased. <br />Bendel recommended that the Planned Unit Development <br />for the Mark Malsam property at 2825 Country Drive be <br />approved as presented subject to Mr. Malsam and Mr. <br />Schmeig working with the City Planner exploring options <br />of cosmetic improvements that could be made to the <br />property as well as subject to the recommendations of <br />the City Planner as contained in his report. <br />Motion seconded by Herkenhoff. <br />Motion denied 2 - 5. Bendel and Herkenhoff voting in <br />favor and DeLonais, Drabik, Garske, Keis, and Pedersen <br />voting against. <br />GERVAIS Mr. Tom Krejci appeared before the Commission <br />CREEK OFFICE requesting reapproval of a final plat for the Gervais <br />FINAL PLAT Creek Office Building. Krejci reported that the final <br />plat was originally approved in 1982. However, was not <br />filed since the School District held a <br />contract - for -deed on the property and would not approve <br />the property division until their contract was <br />satisfied. The contract was satisfied in 1987, and <br />Krejci reported he recently had the property surveyed <br />and it was pointed out to him that the final plat had <br />Page 17 <br />
