The subdivision also <br />contains one outlot and one park area. The subject site is zoned <br />R -1, Single Family Residential. The site is located directly <br />south of the Yorkton Industrial Park. The plat states that the <br />subdivision consists of 24 single fancily lots and four twin home <br />lots. R -1 zoning allows only single family housing, therefore, <br />the applicant must explain where these four twin home lots are <br />located. <br />Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Preliminary Plat <br />ANALYSIS <br />Land Use. The R -1 Single Family Residential District allows for <br />only single family homes. The plat indicates that there are <br />plans for four twin home lots. Twin homes are not a permitted <br />use and therefore must be eliminated from the plat. <br />Lot Size.
