PRELIMINARY <br />PLAT & <br />VARIANCE <br />YORKTON <br />RIDGE WEST <br />MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />MARCH 14, 1991 <br />Pursuant to due call and notice thereof a regular <br />meeting of the Planning Commission of the City of <br />Little Canada, Minnesota was held on the 14th day of <br />March, 1991 in the Council Chambers of the City Center <br />located at 515 Little Canada Road in said City. <br />Chairman Gene DeLonais called the meeting to order at <br />7:30 P.M. and the following members of the Commission <br />were present at roll call: <br />MEMBERS PRESENT: Gene DeLonais <br />Dave Bendel <br />Claudia Drabik <br />Steve Garske <br />Art Herkenhoff <br />John Keis <br />Robert Pedersen <br />ALSO PRESENT: Alan Hunting, City Planner <br />Kathy Glanzer, Recording Secretary <br />Mr. Jack Welch appeared before the Commission <br />requesting approval of a preliminary plat for <br />Yorkton Ridge West, a 26 -lot subdivision, as well as a <br />variance for cul -de -sac length. Welch described the <br />proposed plat as well as its location. It was pointed <br />out that of the 26 lots proposed, 24 are single - family <br />lots, and two are twin -home lots. There is also an <br />outlot and park area included as part of the plat. Mr. <br />Welch pointed out that a variance is being requested <br />since the length of the cul -de -sac proposed would <br />exceed the City's 600 foot minimum. <br />A member of the audience asked about street access to <br />the plat, and whether or not the developer had <br />financing in place for the project. <br />Welch replied that he is proposing to improve the <br />street and utilities. Access would be via dedicated <br />street right -of -way. Financing has been approved for <br />the project. Welch explained that access would come <br />via Jackson Street. There is the provision for an <br />emergency access through the industrial park, however, <br />the intent is to keep residential traffic out of the <br />adjacent industrial park. <br />Page 1 <br />
