MINUTES <br />PLANNING COMMISSION <br />MARCH 14, 1991 <br />Welch reported that he has heard that there are <br />concerns on the part of the residents in the area about <br />keeping industrial traffic out of their neighborhood. <br />This is why the cul -de -sac is being proposed as it is. <br />However, if the City desires, the road could be run all <br />the way through. <br />Carol Tomaszewski pointed out that the condition of <br />Jackson Street is poor and expressed concern for <br />additional traffic on Jackson Street. <br />It was pointed out that construction traffic could be <br />directed through the industrial park. <br />Gerald Kellerman asked the value of the homes that Mr. <br />Welch would construct. <br />Welch estimated market values at between $95,000 and <br />$98,000. <br />Mr. Kellerman pointed out that the existing lots <br />abutting the proposal have 100 foot widths. Mr. Robert <br />Carrier shared Kellerman's concerns about lots widths, <br />pointing out that lot lines will not correspond. <br />Mr. DeLonais pointed out that 75 foot widths are the <br />minimum required by City Code. <br />Ron Paradee suggested that the residential cul -de -sac <br />be run from the industrial park rather than Jackson <br />Street. Paradee reported that with the present traffic <br />in the area it is very difficult to get onto Little <br />Canada Road. <br />Donna Johnson pointed out that in order for a variance <br />to be granted, a hardship must be present. Johnson <br />felt the only reason for the variance in this case was <br />that the developer did not want to access the area via <br />the industrial park. <br />Welch reported that the variance is being requested <br />because it was his understanding that the existing <br />residents in the area did not want the area opened up <br />to industrial traffic. <br />Johnson pointed out that access could also be via the <br />Boss Road right -of -way. <br />Page 2 <br />
