Curb cuts must be at least 40 feet from the intersection of two <br />street rights -of -way. The southern most curb cut is only 32 feet <br />from the intersection of Nadeau Road and Country Drive. The curb <br />cut must be moved northward eight feet to meet Ordinance <br />requirements. <br />Loading Areas. The previous site plan included two loading docks <br />for the intended use of the building. Phase II now proposes five <br />office suites and no loading bays. Although the building use is <br />less intense, there still will be deliveries made to the <br />building. One loading bay should be provided for the building <br />large enough to accommodate a large truck or semi- trailer out of <br />the general traffic pattern of the parking lot. A delivery slip <br />should also be provided to accommodate daily delivery trucks. <br />The location of these loading areas should be noted on the site <br />plan at time of final stage review. <br />Parking. Phase II proposes all floor space to be used for <br />office. The required parking calculations for the use are <br />provided below: <br />Reduced Spaces <br />Use Square Feet Ratio Required <br />Office 11,815 1/200 +3 62 <br />The applicant proposes 82 spaces, which is more than required, <br />however there are no handicapped parking spaces. The site plan <br />must provide for two handicapped parking spaces. <br />Overall aisle widths and traffic flow appear adequate for the <br />site. <br />Screening and Landscaping. The site plan shows landscaping <br />around the entire perimeter of the parking lot. Due to the fact <br />that there is residential districts to the west of this site, our <br />office would suggest that additional landscaping be added along <br />this line to provide a denser screen from the parking lot to the <br />houses across Condit Street. <br />Setbacks. The proposed building meets all required setbacks. <br />Grading, Drainage and Utilities. All plans for grading, drainage <br />and utilities must be reviewed with comment by the City Engineer <br />prior to final stage review. <br />Signage. The site plan proposes a freestanding sign facing <br />Country Drive. Prior to final stage review, the developer must <br />submit a detailed signage plan indicating the type, size and <br />location of all signage which is to occur on site. <br />2 <br />Page 48 <br />
