Lighting. Detailed lighting plans must also be submitted so as <br />to assure all lighting is arranged as to reflect light away from <br />abutting residential uses and public rights -of -way. <br />Development Contract. All aspects of the project will be <br />controlled by a development contract which will include the <br />various plans. <br />Subdivision. The developers are requesting subdivision approval <br />to split an existing parcel in Parcel A and Parcel B. Parcel A <br />contains the Phase II proposal. The City Engineer must verify <br />that Nadeau Road is being platted in its proper location and <br />proper width. Easements for utilities or drainage should be <br />reviewed as well. <br />Park Dedication. This project will be subject to park dedication <br />requirements as recommended by the Park Commission. Fees are <br />typically payable upon building permit application. <br />RECOMMENDATION <br />Based upon the preceding review, our office recommends approval <br />of the Kandice Heights Commercial Park Phase II development plan <br />and subdivision subject to the conditions below: <br />1. The south curb cut must be moved eight feet to the north to <br />meet the 40 foot minimum distance from the street <br />intersection and the width of the curb cut be approved by <br />the City Engineer. <br />2. The applicant provide one loading bay for larger delivery <br />trucks and one delivery slip for daily delivery trucks. <br />3. The parking lot must provide for two handicapped spaces. <br />4. The grading and drainage plans are subject to the City <br />Engineer's review. <br />5. The City Engineer review the subdivision and verify proper <br />location of Nadeau Road. <br />6. Park dedication to be determined by the Park Commission. <br />7.
