Subdivision. The applicant requests subdivision approval to <br />split Parcel B from the remnant parcel which extends down to the <br />water works easement. The parcel receives access from Country <br />Drive. All minimum lot requirements have been met. To make an <br />accurate determination of the subdivision to the entire parcel, a <br />survey showing the entire parcel and adjacent properties shall be <br />required at time of final review. <br />Park Dedication. This project will be subject to park dedication <br />requirements as recommended by the Park Commission. <br />RECOMMENDATION <br />Based on the preceding review, our office recommends approval of <br />the Kandice Heights Commercial Park Phase III development plan <br />and subdivision subject to the following conditions: <br />1. Curb cuts in excess of 24 feet must be approved by the City <br />Engineer. <br />2. The City review to determine if three loading bays shall be <br />required. <br />3. Parallel parking area be eliminated. <br />4. Five foot perimeter curb required by parallel parking area <br />and Building Inspector verify if ample screening is present <br />in same area. <br />5. Grading and drainage plans be reviewed by the City Engineer. <br />6. Survey be drawn to show entire parcel at final review. <br />7. Park dedication to be determined by the Park Commission. <br />8.
