Loading Areas. Two loading bays are provided at the rear of the <br />building. The loading area is shared with the building to the <br />north. There appears to be ample width between the buildings for <br />maneuvering of trucks. By Ordinance standards, this building <br />size requires three loading bays, however, under PUD guidelines, <br />there is flexibility to this rule as the City sees fit. <br />Parking. The 10 <br />parallel parking stalls provided in the southwest corner are not <br />the most desirable parking arrangement. Due to excess parking <br />proposed, these stalls may be eliminated. These stalls may also <br />have to be eliminated as a five foot curb barrier is to be <br />provided and landscaped around all parking. The site plan does <br />not show this curbing setback. <br />Screening and Landscaping. A perimeter curb and landscaping must <br />be provided along the parallel parking perimeter of at last five <br />feet. The site plan also indicates existing plantings in this <br />same area. As part of the landscape review, the Building <br />Inspector should, by site visit, verify the existing plantings <br />and ensure that adequate screening exists from the residential <br />uses to the southwest. If after construction, adequate screening <br />does not remain, it should be augmented with additional <br />plantings. <br />Setbacks.
