Pros <br />CUP will: <br />1. Upgrade site and provide perimeter curbing for parking <br />areas. <br />2. Require gravel area south of building to be paved. <br />3. Eliminate unnecessary access points. Allow only one curb <br />cut per street front. Curbing will define access points. <br />4. Require proper screening of serviced cars on site. <br />5. The City will be able to review and control use of lot. <br />Cons <br />1. Adjacent sites not developed to these standards. <br />2. The City will not have as much direct control over use of <br />the lot. <br />3 The site will not be improved to meet curb and access <br />requirements. <br />4. The City will have no direct control over storage and <br />screening of serviced vehicles. <br />The minimum improvements to the site necessary for occupancy of <br />the building prior to CUP approval should include the following: <br />1. Compliance with the signage requirements for proposed signs. <br />2. Compliance with storage screening of serviced vehicles. <br />3. Use is limited to auto repair -minor as defined in the <br />ordinance. <br />A similar situation occurred with the Mac's Models application in <br />which an existing site was proposed to be used for a hobby shop. <br />In this case, the planner's report recommended that the site <br />conform to all requirements of the conditional use peLinit which <br />included compliance with all parking requirements and perimeter <br />curb around the parking lot.
