Hanson, City Administrator <br />Cityof LittleCanada <br />515 Little Canada Rd. <br />Little Canada, Mn. 55117-1600 <br />Dear Mr. Hanson: <br />We would like to request a lot -split of our property at 319 Savage <br />Lane as indicated on the enclosed survey by Comstock and Davis Inc. <br />The new split meets all the requirements of Ordinance 905, that <br />under which the split would fall. We envision at some point selling or <br />using the new split for the building of a residence. <br />The remaining property on which our home sits is pie - shaped. While <br />the lot is much wider than 75 feet at most points, at the line along the <br />front of the garage it is somewhat less than 75 feet (see the second map <br />by Comstock and Davis attached which shows the widths). Both pro- <br />posed lots exceed the minimum square footage requirement, and meet <br />the setback requirements. We therefore respectfully request that we be <br />allowed a variance from the lot width requirements at that particular <br />point on the remaining old lot. <br />A glance at the survey will show that by placing their home at the <br />edge of their property the original builders envisaged such an eventual <br />split. In addition, when the City installed the sewers it put in two con- <br />nections without our requesting it, so we believe it also assumed an <br />eventual split. We were assessed and have paid for these connections. <br />A new home could not be built on the new split without a variance for <br />the remaining property. A new home would not alter the character of <br />the street, and would acid not only to the tax base of the city but to the <br />value of the neighborhood which mostly consists of older houses. <br />Page 17 <br />
