Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Allan Hunting /Stephen Grittman <br />DATE 6 January 1992 <br />RE: Little Canada - Sykes Lot Split /Variance <br />FILE NO: 758.09 - 92.01 <br />BACKGROUND <br />Mr. Richard Sykes has applied for a simple subdivision /lot split <br />and a variance from the required lot width standards of Section <br />905.050.B and Section 917.060.B which require a minimum lot <br />width of 75 feet. The variance request is for one lot to be less <br />than 75 feet wide. <br />Mr. Sykes is requesting to split his current lot into two <br />parcels. One parcel will contain the existing home and the other <br />is intended to be a separate building parcel. The parcel to be <br />created conforms to all requirements of the Zoning Ordinance. <br />The second parcel which contains the existing house will become <br />non - conforming in that it will not meet minimum lot width. The <br />lot will be approximately 65 feet wide. The subject site is <br />zoned R -1, abuts East Savage Lake and is within the Shoreland <br />Overlay District. It should be noted, however, that East Savage <br />Lake is a wetland as identified on the DNR protected water survey <br />and not a general development lake.
