I A Northwest Associated Consultants, Inc. <br />C U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Allan Hunting /Stephen Grittman <br />DATE: 9 March 1992 <br />RE: Little Canada - Eich CUP <br />FILE NO: 758.09 - 92.07 <br />BACKGROUND <br />Mr. Joseph Eich has applied for a conditional use permit for <br />accessory, enclosed retail sales of used cars in a building <br />within the Ryan Industrial Park. The applicant indicates that <br />the car sales will be by appointment only. <br />ANALYSIS <br />Accessory, enclosed retail is permitted with a conditional use <br />permit within the I -1 zone provided the following conditions are <br />met: <br />1. Such use is allowed as a permitted use in a B -3 District. <br />2. Such use does not constitute more than thirty (30) percent <br />of the lot area and not more than fifty (50) percent of the <br />gross floor area of the principal use. <br />3. Adequate off - street parking and off - street loading in <br />compliance with the requirements of Sections 903.050 and <br />903.060 of this Ordinance is provided. <br />4. All signing and informational or visual communication <br />devices shall be in compliance with Section 903.110 of this <br />Ordinance. <br />5.
