The site plan notes that the Auto Company will use 50 percent of <br />the fenced yard illustrated on the plan. The applicant must <br />identify the specific purpose of the use of the fenced yard. <br />Our office was under the impression that the used car operation <br />would have no automobiles on site. If used- autos are to be <br />stored on site, this raises concerns of uncontrolled storage on <br />site which, depending on condition of the autos, could be <br />considered junk and a visual problem on the site. The potential <br />problem of long duration of storage is a detriment to the site <br />and this application. <br />The subject of site conditions has always been an issue in the <br />Ryan Industrial Park. The subject site is in better condition <br />than its neighbors and the possibility of long term storage of <br />cars on this site could detract from its good condition. <br />No specifics are given as to how many employees and customers <br />will be on site at one time or how many parking spaces currently <br />exist on site. The Zoning Ordinance would require eight parking <br />spaces for this use and size of building. <br />RECOM[+ENDATION <br />Based on the information provided to us at time of application, <br />our office would recommend approval of the CUP for used auto <br />sales by appointment if there is no storage of used autos on <br />site. If the intent is to store autos on site, our office raises <br />the concern of the potential for uncontrolled and unlimited time <br />periods of storage of autos which could become an eye sore on the <br />site or could end up being an auto junk yard. If the CUP is <br />approved, it should be based on the following additional items: <br />1. The applicant identify the number of employees and customers <br />on site at any one time to verify parking requirements and <br />that the site plan illustrates all parking currently on site <br />to verify sufficient parking exists. <br />2.
