Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Allan Hunting /Stephen Grittman <br />DATE: 9 March 1992 <br />RE: Little Canada - Market Place Bingo CUP <br />FILE NO: 758.09 - 92.06 <br />BACKGROUND <br />The Market Place Shopping Center is applying for a conditional <br />use permit to lease space to a bingo establishment within the <br />shopping center. The application proposal is based on the <br />assumption that Little Canada Charity Bingo is looking for a new <br />location. In anticipation of this move, the shopping center <br />would like to have a conditional use permit so it can offer to <br />lease space to the bingo operation. This CUP application is <br />requested for the approval of the use and does not involve a <br />particular bingo operation. The Market Place Shopping Center is <br />located on Rice Street just north of Little Canada Road and is <br />zoned B -3. <br />ANALYSIS <br />The B -3 Zoning District allows for bingo as a conditional use <br />provided the following criteria are met: <br />1. If located within a shopping center, the use has its own <br />exclusive exterior access. <br />2. Any and all applicable local, state and federal laws, <br />permits, licenses and operational regulations are complied <br />with. <br />3. The use is located and developed so as not to create an <br />incompatible operation problem with adjoining and <br />neighboring commercial and /or residential uses. <br />4.
