Sykes pointed out that there is <br />enough room to do so. <br />Garske asked if some triangular addition of property <br />from the west would be better. <br />The Planner felt it was better to create one <br />non - conforming lot, than an odd - shaped lot. <br />Carson suggested that as a condition of the variance, <br />the City require a 40 -foot minimum frontyard setback. <br />The Planner felt this was a good idea because houses on <br />either side have larger than minimum front yard <br />setbacks. <br />There was no one from the audience present wishing to <br />comment on this matter. <br />Keis was concerned about setting a precedent with <br />approval of the variance request. <br />Garske pointed out that another applicant would have to <br />satisfy the same requirements. Garske also pointed out <br />that it is possible to satisfy the ordinance <br />requirements without need for a variance, however, that <br />would have resulted in a more unwieldy neighborhood. <br />Mr. Pedersen recommended approval of the property <br />division and variance for lot width as requested by <br />Richard & Virginia Sykes for property at 319 Savage <br />Lane subject to the requirement of 40 foot front yard <br />setback minimum for both lots. <br />Motion seconded by Carson. <br />Motion carried 5 - 2. Drabik and DeLonais voting <br />against. <br />REZONING Messrs. Bob Burrows, architect, Mike Seary, plant <br />& PUD manager, and Pete Carlson, realtor, appeared before the <br />ST. JUDE Commission representing St. Jude Medical in their <br />MEDICAL request for rezoning of property located at 177 East <br />County Road B from R -1 to Planned Unit Development, and <br />for processing of a PUD development proposal for a <br />65,000 square foot manufacturing facility in this <br />location. <br />Burrows reported that St. Jude is considering multiple <br />sites for development of this manufacturing facility, <br />one of which is in Little Canada. A final decision on <br />the sites should be reach in May. Burrows described <br />Page 5 <br />
